We save you time... (Case History 1) |
Peter is a highly successful businessman and does not have the time to seek out estate agents and be taken to view dubious properties. He was making one of his regular flying visits to Madeira in May 2003 and asked us to find him a villa with sea view and swimming pool. We found one very quickly, he flew back to UK, leaving us to negotiate on his behalf, and we put the purchase in the hands of our solicitors. In June they arranged a conference call to advise Peter (and us) that he should not proceed with this particular purchase; Peter accepted the decision and asked us to carry out further research. |

By July we had found another property and sent Peter photographs via the internet. Without viewing, he authorised us to reserve the property for him, then flew out in August to confirm a purchase. He appointed us his Power of Attorney and in October we effected the purchase on his behalf. Peter has asked us to put in hand a steady programme of improvements to his beautiful house and this is ongoing in his absence.

Charlie and Annie visited Madeira in October 2003, saw our advertisment in Madeira Times and asked us to help them find a 4-bedroomed property with swimming pool. We found one they liked, at an asking price of 425,000 euros. We knew that this property had been on the market at 350,000 euros only a few months previously and used this knowledge to reduce the purchase price to 380,000 euros. To effect the purchase, Charlie and Annie proposed to use solicitors recommended to them by friends, but we established that their charge would be 2% of the sale price - 7,600 euros - and advised Charlie and Annie to switch to our own solicitors, who charge by the hour. |

Robin and Joyce are very fond of Madeira and had long wanted to purchase a pied-a-terre for holiday use. They were visiting the island in November 2002 and were put in touch with us by a colleague. Within 24 hours we had contacted 10 estate agents and produced a selection of apartments, one of which met all their criteria.
