We work slowly... (Case History 4)

John first contacted us in October 2002 and asked us to find him a two bedroom apartment for holidays / letting. We put together a portfolio of properties which he saw but, unfortunately, had to return to the UK before being able to make a decision. We then lost contact for 12 months until he resurfaced in November 2003 when his requirements had increased to a three bedroom apartment! We again presented him with a portfolio of properties, two of which he liked very much. On this occasion a sudden illness in the family meant that he again had to return to the UK before being able to make a final choice.


It was April 2004 when we were contacted again but unfortunately the two properties he liked were no longer available. Undaunted, we continued our search and in late May were shown an apartment that suited all John's needs. In fact it was so perfect that we asked for, and were given, first refusal on the purchase which is a very rare concession from a Madeiran estate agent and demonstrates the high regard in which we are held.

We took photographs of the apartment and measured all the rooms and these were sent to John via the internet together with a recommendation that he fly out to see the apartment for himself. John flew out three weeks later and within 24 hours had bought the apartment. It has four bedrooms!

Jayne, a single mother with a demanding career, was recommended to us by Charlie and Annie. She was about to buy a property seen on a previous visit, but, uncertain of the soundness of the purchase, asked us to investigate. We inspected the property and advised her to stop proceedings immediately. She did and on her next visit bought a property - an estate of three cottages - for commercial rental. The properties needed significant improvements to make them suitable for rental, and Jayne has entrusted us with the responsibility for these improvements,

which include new kitchens and windows, total gutting and rebuilding of two lower floors and redesign of garden, patios and pathways. We have commissioned an architect, supervised bureaucratic approval and found a reliable builder to carry out the works.

Our advice is sound... (Case History 6)

Toby, a property developer, visited Madeira in November 2002, put a reservation on a plot of land in Funchal, but was concerned with the suitability of the plot for the house he intended to build. With 18 hours to go before his departure Toby contacted us. We were in his hotel within an hour of his call and immediately advised against continuing with his purchase. Within a week we had found an alternative - and superb - site of two adjacent plots of land, sent photographs through the internet and advised Toby to fly out to view them.

The asking price for the two plots was 330,000 euros, which we negotiated down to 300,000 euros, and Toby bought at this price. These plots were the two best of six adjacent plots; following this purchase, the asking price for the other four was raised to 250,000 euros each.
