Search stage

• We let you know everything about buying property or land in Madeira – the pitfalls as well as the advantages.
  
• We establish your requirements and search for the most suitable property matches, using local agents and private contacts.
  
• We inform you of our findings and evaluate the pros and cons of each property.
  
• We arrange and escort you to viewing appointments. (We are happy to book accommodation and suggest flights for your visit to Madeira if required).

Purchase Stage

• We introduce you to our solicitors and together work closely with you during the purchase – meeting the island custom and bureaucratic requirements, overcoming possible pitfalls and confirming details of all taxes, charges and fees.
  
• We negotiate the purchase price, legal value (if different), method and timing of purchase and supervise progress when you have left the island.

Property management

We can:
• organise connection of water, electricity and gas.
  
• arrange for cleaner, gardener, swimming pool maintenance, etc.
  
• visit once per fortnight (minimum) to check security, etc.
  
• maintain and manage financial float.
  
• open accounts and pay bills as required - council, utilities, insurances, etc - and respond to any other correspondence/paperwork.
  
• arrange attendance of professionals for work/repairs.
  
• respond to call-out/emergency situations.
  
• retain responsibility for property.

Land to Build

• If you wish to build a property, we can source plots of land, introduce you to an architect, recommend builders and monitor construction.

Renting property

Fees - no hidden costs

• Property/land purchase : registration fee of 500 euros and commission of 2% of purchase price, payable at contract stage.
• Property construction : registration fee of 500 euros and commission of 2% of construction price, matching payments to builder.
• Property management :
  Properties in Funchal & Garajau area - 100 euros per month
  Properties in Calheta area - 60 euros per month.

Guarantee

• We cannot guarantee to save you the cost of our fees - although we almost certainly will one way or another - but we will save you the cost of an unwise purchase and look after your best interests at all times.
